What are my options?
SNRHA has four main housing programs that you can apply for—the Housing Choice Voucher program, Public Housing communities, Affordable Housing communities, and RAD Housing communities. There are different application management tools SNRHA uses for each program. Learn more about each option and how to apply below.
About Veterans
VETERANS can apply to any housing program at ANY TIME. If you are a VETERAN and a waitlist is NOT OPEN, please apply in person at our Administrative Offices at 340 N 11th Street, Las Vegas Nevada 89101. Our business hours are open to the public from Monday through Thursday, 8:00 am to 5:00 pm. Otherwise anyone can apply for housing when a waitlist is open.
Housing Choice Vouchers (Section 8)
The Housing Choice Voucher (HCV) program (formerly known as the Section 8 program) is a rental housing assistance solution that places housing choice in the hands of the individual or family.
Public Housing Communities
Our public housing communities are made up of affordable rental housing properties owned by SNRHA and are targeted for low-to-moderate income families and individuals
Affordable Housing Communities
Our affordable housing communities are made up of affordable rental housing properties owned by SNRHA for low-to-moderate income families and individuals. Affordable Housing is non-aided, meaning the focus is on local resources and partnerships rather than federal funding, aiming to provide affordable housing through different mechanisms. Eligibility is determined by each community.
RAD/PBV Housing Communities
Our RAD housing communities uses a combination of:
- RAD funded renovated rental housing properties and the
- Housing Choice Voucher/Project Based Voucher (HCV/PBV)
platform to provide housing options for low-to-moderate income families and individuals.

Las Vegas Area Median Income
SNRHA’s housing program admissions are based on an area median income (AMI), which is calculated according to your gross annual income (before taxes and benefits are deducted).
SNRHA follows state and federal income limits to determine eligibility. Here is a reference chart that has the most recent area median income (AMI) metrics for your reference.

The new payment standard is effective January 1, 2024 for all new admissions, moves and annual recertifications.
How do I apply?
1. Step 1
In must cases, you can register an account with us on the RentCafe portal. You may submit a preliminary application when a wait list becomes open (At this time Affordable Housing for some communities, applications are done on site).
2. Step 2
Look for a response letter via email and mail
3. Step 3
Submit full application if selected
SNRHA reviews all completed full applications to determine applicant eligibility. SNRHA will notify you with written reply via email and mail informing you of whether you are eligible.
Public, Affordable, and RAD housing applicants:
Will receive an offer for an available housing unit.
Housing Choice Voucher Program applicants:
Will be invited to attend an orientation briefing and then receive your voucher. Additional information will be shared with you at each stage of the process from there!
Watch for notifications from us via email on the status of your application.
You can also check the status of your application at any time by logging into the RentCafe Applicant Portal.
It is important to remember the email address and password you used to create your RentCafe account so that you can check your SNRHA account information!
Typically, difficulty accessing RentCafe is due to a misplaced username and password. It is critically important to remember your login information for RentCafe!
For RentCafe, you may reset your password as needed directly on the portal by clicking the “Forgot Password?” link.
