Public housing communities, managed by the SNRHA, offer safe and affordable housing options for low-to-moderate-income families, individuals, seniors, and persons with disabilities. SNRHA proudly owns and operates multiple properties throughout Southern Nevada, providing thousands of housing units to meet the diverse needs of the community.
Our public housing options include a wide range of residences catering to individuals and families of all sizes. These housing types include from studio apartments to five-bedroom homes, townhomes, and specially designed communities for seniors and persons with disabilities. LIHTC
The Low-Income Housing Tax Credit (LIHTC) program is one of the most important resources for creating affordable housing in the United States today. Created by the Tax Reform Act of 1986, the LIHTC program gives State and local LIHTC-allocating agencies the equivalent of approximately $10 billion in annual budget authority to issue tax credits for the acquisition, rehabilitation, or new construction of rental housing targeted to lower-income households. Some of our public housing units are partially funded by this program, specifically Otto Merida Desert Villas and Vera Johnson A. This means that when an applicant qualifies for the Public Housing Program, they'll also need to qualify for LIHTC.

Las Vegas Area Median Income
SNRHA’s housing program admissions are based on an area median income (AMI), which is calculated according to your gross annual income (before taxes and benefits are deducted).
SNRHA follows state and federal income limits to determine eligibility. Here is a reference chart that has the most recent area median income (AMI) metrics for you to reference. To be eligible for Public Housing, applicants must have a household income that is at or below 80% of the AMI for the area.
