RAD Housing consists of SNRHA owned communities renovated through RAD Program funding made possible by HUD. The Housing Choice Voucher (HCV) platform is used to place residents in these project-based units. Specifically, the Project-Based Voucher (PBV) Program is utilized. Currently, SNRHA assists thousands of households through the Project-Based Voucher program.
You may apply for this housing option whenever a wait list opens. Don’t worry you will be notified well ahead of time so that you can be well prepared to submit your pre-application when the time comes.
When a wait list opens. You may submit your pre-application to apply. Your application will stay on the waiting list until you are selected. It will take you about 15 minutes to complete the preliminary application. Before you begin, make sure you have the following items and information ready.
- A computer with internet access
- An active email account where you can receive communications
- The names and ages of any members of your household
- Your annual household income
Step 1
Check for Availability and Complete the Preliminary Application
- Go to RentCafe Applicant portal and make note of any open wait lists listed in the header above the login form. Then register for an account.
If you already have an account, please log in.
If you forgot your password, click “Forgot Password?” to receive an email on how to reset your password. - 1. Select the properties you would like to apply for. Be sure to only apply for properties that you are eligible for.
Learn About Our Properties - Enter your contact information.
- Enter the information for each member of your household.
- Follow the prompts to complete the rest of the application.
- When finished, you must read and accept the Terms and Conditions.
- Submit your application.
Step 2
Look for a Response via Email or Mail
- At this time, after the wait list closes, SNRHA will select applicants from the waiting list by time and date which means, a first come first serve basis.
- If you are selected from the waiting list, you will be notified and asked to complete a full application.
Step 3
Submit Full Application and Determine Eligibility
- On RentCafe, complete the full application and SNRHA will review the application to determine if you are eligible for the program.
Step 4
Complete your Orientation and Visit Your RAD Community
- If your application is approved and you are deemed eligible you’ll need to attend the orientation at the SNRHA with Eligibility Department staff in person. At this time, you’ll be offered a unit.
- Next, you’ll be directed to visit the RAD Community that you are qualified for and complete the remaining steps of the process.
Step 5
Community Suitability Screening and Lease-up
- At your new RAD Community, you’ll complete a second screening for suitability, for instance you may be eligible for a Tax Credit unit.
- Next, the Lease-up can be completed which includes signing the lease, paying the deposit, the rent, and lastly collecting your keys.
Step 6
Move In
- Once all prior steps are completed and your lease signed, coordinate with your property manager to move into your home!

Interim and Annual Recertification
- On RentCafe, keep your details up-to-date to continue your program eligibility.

If you are an applicant, you may login to our SNRHA RentCafe Portal or call (702) 477-3100, option 2 to check your application status. Please have your client ID or social security number ready.
A client ID is a number assigned to every SNRHA applicant, participant and resident. This number is requested by SNRHA staff anytime an applicant, participant or resident speaks with a SNRHA staff member. It can also be used to check on an applicant's place on the waiting list. This number will also be on all correspondence from our agency after you are placed on the waiting list. The same number will stay with you after you receive housing assistance.
No, you cannot transfer to another unit under the HCV/PBV program a project-based voucher subsidy is tied to unit and not the resident, thus you cannot transfer to another housing unit.
Housing Choice Voucher (Section 8) recipients are expected to pay 30% to 40% of their adjusted total household income for rent. All income changes must be reported through RentCafe within 10 days of any change.
For HCV Participants (including PBV), whenever your income changes or you have a change in family composition (persons moving in or out of your household, including a new spouse) you are required to report the change through RentCafe within 10 days. The SNRHA will determine if and when a change in rent is required. You are not allowed to move anyone into your unit without prior written approval except a child that is yours by birth, adoption or foster care. This includes a spouse or adult children. Please remember to notify your caseworker immediately of a request to add a family member and your landlord/owner, as both must approve the addition.
For HCV Participants (including PBV), every household that receives housing assistance must undergo an annual recertification. You will receive a notice regarding this prior to your recertification date. Recertifications are done online in the RentCafe portal. You’ll need to login and, click on Certifications and begin your Annual Recertification.
Current program rules allow you to continue to receive housing assistance as long as you are income-eligible and as long as you fulfill the tenant obligations established by U.S. Department of Housing and Urban Development (HUD) for the program. You will lose your assistance when your income rises to the point that your portion of the rent matches or exceeds the full amount of the rent for six months or if you are terminated from the program for violating the rules, including being evicted for cause.
For HCV, you pay your landlord. For Public Housing, you pay your rent online on the RentCafe portal. For RAD/PBV Housing Communities and Affordable Housing Communities, you pay your rent online on the RentCafe portal. VETERANS can apply to any housing program at ANY TIME. If you are a VETERAN and a waitlist is NOT OPEN, please apply in person at our Administrative Offices at 340 N 11th Street, Las Vegas Nevada 89101. Our business hours are open to the public from Monday through Thursday, 8:00 am to 5:00 pm. Otherwise anyone can apply for housing when a waitlist is open.
